**Job Description**

**Position:** Facilities Manager- North China / South China,

**Section:** Global Workplace Solutions, Human Resources, Pfizer

**Reporting to** : Global Workplace Solutions Greater China Lead

**Working Location:** Pfizer China General Office (Beijing and Shanghai)

**Position Objectives:**

The Global Workplace Solutions (GWS) Facilities Manager for North/South China will deliver Real Estate and Facility Management Services, lead workplace transformations for our internal clients across all Pfizer business units in North/South China, including Pfizer Essential Health, Pfizer Innovative Health, Pfizer Research & Development, Pfizer Global Financial Services.

**Some more detailed responsibilities and activities may include:**

+ Oversee Real Estate (RE) Properties, around 20-30 offices/facilities, in North/South China Manage jointly with GWS internal RE team to implement Real Estate strategies & solutions in sourcing, negotiation, contracting, delivery, exit and closing.

+ Support business acquisitions and divestitures in areas of REFM

+ Oversee day to day Facilities Operations through outsourcing partners.

+ Ensures compliance with Pfizer EHS and Global Security standards.

+ Supplier management.

+ Develop GWS related Business Continuity Plans (BCP).

+ Manage sustainability initiatives

+ Manage Continuous Improvement initiatives.

**Educational Background Required**

+ **Minimum:** Bachelor's degree in a relevant discipline (preferably Facility/Real Estate Management, Engineering, Finance, Project Management)

+ **Desirable:** Master's Degree in Business Administration

**Working Experience/Skills Required**

+ **Minimum:** 3 Years of RE&FM direct experience in multi-national companies, better in Pharmaceutical industry. Written and speaking Chinese and English is a must.


+ Experiences in managing outsource deals will also be beneficial to fulfill this position.

+ Project Management knowledge and experience is preferred.

+ Uses all available technical information and technical documentation as strategic tools to meet mission requirements.

Construction Support and Project Planning

+ Understands all aspects of construction planning and execution.

+ Thoroughly reviews all construction plans and documentation and provides direction during all phases of the construction process.


+ Possesses understanding of Environmental Health & Safety (EH&S) principles and national EH&S regulations.

+ Understands business benefits of effective EHS management and has the ability to integrate EHS into business lines.

Analytical Skills

+ Understands and interprets business drivers as they relate to facts. Analyzes business unit drivers and available data in terms of how they impact facilities and facilities needs.

+ Directs and allocates finite resources to maximize individual department needs and those of the business.

Contract Management

+ Working knowledge of contract law and current industry practice.

Capital Planning

+ Conducts capital planning in concert with senior management, site facilities planners, and support departments.

+ Gathers and disseminates capital planning data.

+ Periodic Capital plan reporting
