Position: Pfizer Global Workplace Solutions (GWS) Greater China Lead

Reporting to: Antonio G Trenas Jr, GWS Asia Pacific Lead

Working Location: Beijing or Shanghai, China

**Position Objectives:**

The Pfizer Global Workplace Solutions (GWS) Greater China Lead is a key leadership position in the GWS Asia Pacific organization. The GWS Greater China Leader shall be responsible for the delivery of Real Estate and Facility Management Services across all Pfizer Commercial and R&D premises in the Greater China sub-region (Hong Kong, Taiwan and China), that cover the following Pfizer Business Units: Pfizer Bio-Pharmaceutical Business, Pfizer Consumer Health Business, Upjohn and Worldwide Research & Development, the Pfizer Asia Global Financial Services Center and all other Enabling and Platform Support organizations within the sub-Region.

The GWS Greater China Lead must ensure a high level of customer service and satisfaction while driving the success of Greater China's most important strategic and tactical goals and objectives. The GWS Greater China is also responsible for the sub-Region portfolio strategic planning and execution, the delivery of all GWS services and support. He/ She is expected to actively seek out and leverage synergies within the geography, the GWS organization and the greater Global Business Operations (GBO) organization for continuous improvements.

The GO China Lead will have full organizational responsibilities to develop and sustain the organization to drive changes, to execute with excellence, to expedite people development, enable a positive and motivating organizational culture, and to elevate the entire GWS organization's capability to the next level.

Last but not least, the GWS Greater China Lead shall be accountable for ensuring that all GWS products and services, systems and procedures, process and operations, are fully compliant with Pfizer internal and external Principles, Policies, Standards, and Guidelines.

Specifically, the work will include but not limited to the following:

1. Accountable for the management of the Real Estate (RE) Asset Portfolio in the Greater China sub-region, managing the RE lifecycle of all locations/sites, drive the strategic Asset plans for these RE solutions, RE sourcing, negotiation, contracting, execution, delivery, and exit/closing strategies/implementations.

2. Accountable for the delivery of Facilities Management sustaining services in all the GWS sites and locations in Greater China.

3. Accountable for the proper planning and delivery of all GWS Capital and non-Capital projects within the sub-region.

4. Oversight of EHS and Safety for all GWS Greater China locations/offices.

5. Manage internal client relationships to ensure strategic business alignment and client satisfaction.

6. Manage an annual operation budget of approx USD40 million including operating expense and capital investment.

7. Develop and build strategic relationships with both internal and external resources on portfolio planning and management, space utilization strategies, vendor management, compliance, and govern FM outsourcing contracts.

8. Be responsible for Organization Development for the GWS Greater China organization. department.

**Detailed Responsibilities:**

+ Pfizer Greater China Real Estate Planning and Operations;

+ Pfizer Greater China Facilities Management

+ Pro-actively identify customer needs and opportunities to provide value added services through sharing best practices and operational efficiencies

+ Align policies, processes, and best practices with business line strategies, thereby maximizing the value what GWS delivers to its' customers

+ Manage Real Estate transactions, analysis and proactive portfolio management (working with the GWS Real Estate and Facility Management, Center of Excellence)

+ Manage acquisitions and divestitures (working with the GWS Real Estate and Facility Management team and the GWS Business Development team.

+ Govern and manage strategic partnerships and vendors to deliver facilities services

+ Ensure a robust and relevant Environmental Health & Safety Program and assist in embedding an EHS culture in the Business

+ Ensure the appropriate Physical Security measures in all locations

+ Develop GWS related Business Continuity Plans

+ Manage Sustainability Initiatives

+ Business Planning, Operational Performance Management

+ Drive a Continuous Improvement in the organization

+ Develop and grow the GWS organization in Greater China, establish a 'best in class' Facilities & Operations model and team to serve Pfizer China.

+ Forge new relationships with senior customers

+ Partner with Risk Management to protect and ensure business continuity within the region and compliant with the requirements as pertains to that region

**Educational Background Required**

**Minimum:** Bachelor's degree in a relevant discipline (preferably Finance, Facility/Real Estate Management, Business Management, or Engineering)

**Desirable:** Master's Degree in Business Administration or similar

**Working Experience/Skills Required**

**Minimum:** 12 to 15 Years of REFM work in Asia Pacific or International Markets, of which at least 5-10 years in senior management position.
